HOUSING REHABILITATION PROGRAMS

The City of Hollywood’s Department of Community Development administers a Housing Rehabilitation Program. Owners of single family houses, duplexes, condos and townhomes in need of repairs to bring the property up to code compliance with the South Florida Building codes are eligible. Multi-family properties with a maximum of four units can also apply for assistance if the property owner occupies one of the units.

When you obtain a Housing Rehabilitation loan from the City of Hollywood, you are placing a mortgage on your property, which is payable upon the sale, refinance, rental or when it is not longer owner occupied.

You qualify if you own and reside within the incorporated area of the City of Hollywood.

  • And your total household gross income does not exceed the following income guidelines:

WE PROVIDE...

  • Full property inspections
  • Bid Specification for the Rehabilitation work to be done
  • Educational workshops (Spanish and English)
  • Free inspections of all work in progress
  • List of licensed insured general contractor companies accepted by the City of Hollywood
  • Loans up to $90,000.00
  • Deferred payments
  • Warranty for work performed

HOW DOES IT WORK...

  • Several types of financing plans are available, based on your income and family size
  • Low, or no interest rate loans
  • Very low income families may qualify for a loan with no repayment until the ownership of the property changes
  • Homeowners over the HUD income guidelines of 50% may elect to make monthly payments at 0% interest amortized up to 20 years.
  • Maximum loan amount is $90,000.00
  • No minimum loan amount
  • Equity not required
  • Loans are payable upon sale, transfer or disposition of the property. (Where it is no longer owned or occupied.)

WHAT TO EXPECT STEP BY STEP:

  • Contact the office to be pre-screened
  • Complete Workshop (all owners and spouses must attend)
  • Gather required documentation
  • Call the office to schedule an interview appointment
  • Processing of the applications
  • Income Certification
  • Property Inspection
  • Bid Specification
  • Bid Opening
  • Closing
  • Housing Rehabilitation work to commence

 

REHABILITATION WORKSHOPS

If you are interested in having repairs done on your house all legal owners as well as spouses must attend the workshop.

Workshops are held once a month from 6:00 p.m. until  9:30 p.m. on a weekday evening. While attending the workshop you will have the opportunity to ask questions pertaining to your home.

Eligible Items:
Includes the following, but no limited to:

  • Roof, Soffit, Fascia
  • Doors and Windows
  • Electrical, Painting, Insulation
  • Plumbing, Sewer Connection, Drainfield, Septic Tank
  • Central A/C and Heat
  • Sidewalk, Driveway, Parking Areas
  • Kitchen Cabinets and Kitchen Appliances
  • Landscaping, Fencing, Screen Enclosure
  • Sheds, Hurricane Shutters, etc.

You Will Learn:

  • How to "clean up" your credit if you have credit problems.
  • The processes taken to obtain a loan through the City's state and federal funded programs.
  • Housing Inspections.
  • Homeowner maintenance tips.
  • Eligible improvements and ineligible work that can be done on your property
  • Items considered violations by Code Enforcement.
