What
Zoning District is my property in?
To identify a zoning district for a property the address is needed. You can call the Zoning
Division (954) 921-3477 with the address and a Planner can identify the zone over the phone. However,
the land use designation may just as greatly effect the allowable use of your property. A copy
of both zoning and land use map are available for view and purchase in the
Planning & Development Services, room 315, City Hall.
Do
driveways need to be paved?
Yes. According to the City’s Code of Ordinance, a driveway must be of a dustless surface
for air quality and to reduce damage to the City’s streets and alleys.
What
is needed to pave a driveway?
A survey of the property showing the location and dimensions of the proposed driveway is needed for
permitting. A three (3) foot setback from the side property line is required. The minimum parking
dimension is 8.5-feet by 19-feet or 8.5-feet by 38-feet.
How
high can I build my fence?
In a residential zoning district the maximum height is 4-feet within the front yard (25-feet from
the front property line) and 6-feet within the rear and side yard of the property.
Do I
need a permit for a shed?
Yes.
Sheds
- Not permitted in the front yard. Not allowed in the required
street side yard unless surrounded by a fence and the shed is lower
than the height of the fence.
- Rear and side yard setback 5 feet. If adjacent to alley rear
setback is 0 feet.
- Maximum of one shed allowed per property.
- Maximum size is 200 square feet.
Other Setbacks
Decks and Screen Enclosures (whether or not associated with a pool)
- Maximum elevation: 30 inches above grade.
- Front setback: at grade only, area not to exceed 10% of main permitted use or 500 square feet whichever is less.
- Side setback: 3 feet, 0 feet if adjacent to water.
- Side setback facing street: 12 feet.
- Rear setback: 3 feet. If adjacent to water then setback for deck is 0 feet and setback for screen enclosure is 10 feet.
- Townhomes: Deck setback is 1/2 of the above (a-e) and measure from the line separating the property of each unit. Screen may
enclose the area that is owned or exclusively used by owner.
Swimming Pools, Hot Tubs, Spas (setback measured to waters edge)
- Not permitted in front yard setback, in a utility or drainage
easement.
- Enclosed or unenclosed: Rear setback 6 feet.
- Side setback 6 feet.
- Side facing a street 15 feet.
Driveways and Sidewalks on Private Property
- 3 feet from side lot line.
